The parent land is agricultural, owned by Mr. Purushotham N, with clear title and revenue records in order. Local zoning permits a range of uses including owner’s farmhouse, guest house, agro‑tourism, small‑scale dairy/poultry, storage and personal farming.

SALE AGREEMENT & REGISTRATION

Execute the sale agreement, complete payment as per the agreed schedule, and register the sale deed in your name at the Tumkur Sub‑Registrar’s office.

POSESSION & DEVELOPMENT

Buying farmland to build a farmhouse is as much a legal due‑diligence exercise as it is a financial one. The right questions protect you from hidden restrictions, access problems, environmental liabilities, and title defects that can make your dream home impossible or very expensive to build.

Below is a practical, structured checklist of legal questions to ask Gurudev Farms, Tumkur (and then verify with your lawyer, local authorities, and a title search).

1. Is this agricultural land or converted (NA) land?

The parent land is agricultural as per RTC/Pahani records in Tumkur taluk. Under Karnataka law, agricultural land can be used for farm buildings and farmhouses ancillary to farming, subject to permissions. A full‑time residential villa usually requires Section 95 permission (DC conversion) and building plan sanction from the local body.

2. Do I get a registered sale deed in my name?

Yes. Each buyer executes a registered sale deed for their specific plot, identified by a unique plot number within the parent survey number. The sale deed is registered at the Tumkur Sub‑Registrar’s office, and mutation is updated in your name via Bhoomi.

3. What documents will I receive?

You will receive a registered Sale Deed, updated RTC/Pahani showing your ownership, mutation extract, copies of parent title documents and EC, survey sketch/tippani for your plot, and a possession letter with plot map.

4. Can I build a full‑time house on this plot near Tumkur?

On unconverted agricultural land you can typically construct a farmhouse ancillary to farming, with size limits (often around 200–250 sq. m depending on rules and extent). A full‑time residential house generally needs DC conversion (Section 95) and building plan approval from the Gram Panchayat/TUDA or relevant local body.

5. What activities are allowed on the farm plot?

Typically allowed: owner’s farmhouse and guest house (within norms), personal farming (orchards, vegetables, flowers), small‑scale dairy/poultry/goatery/beekeeping, agro‑tourism (with permissions), and storage related to farming. Purely commercial/industrial uses not aligned with agricultural/ farmhouse norms may not be permitted.

6. Will I get electricity and water connections?

We facilitate applications to the local DISCOM for individual or shared connections; initially agricultural/temporary connections may be provided. Water may come from borewells, open wells or rainwater harvesting, subject to groundwater rules and permissions.

7. How are plot boundaries marked and protected?

Each plot is surveyed and demarcated with boundary markers, with a survey sketch and plot map showing exact dimensions. Common fencing and controlled entry points enhance security. You may bring your own surveyor to verify boundaries before registration.

8. Can I fence my individual plot?

Yes, subject to estate design guidelines and local rules. Individual fencing (live hedge, wire mesh, compound wall, etc.) can be done at your cost within permitted height and style norms.

9. Do you offer managed farming services?

Yes, optionally. Services can include crop planning, irrigation scheduling, regular maintenance (weeding, pruning, bund repair), pest/disease management, and periodic reports/photos for owners. Charges depend on plot size, crop type and service level.

10. What if I want to sell my plot later?

You own the plot in your name and can sell/transfer it, subject to Karnataka laws and any estate rules. We can assist with resale documentation and connect you with potential buyers. Since 2020, resident Indian non‑farmers can buy agricultural land in Karnataka, but FEMA restrictions still apply for NRIs/OCIs.

11. Are NRIs allowed to buy these farm plots near Tumkur?

While Karnataka state law permits resident Indian non‑farmers to buy agricultural land, the central FEMA restrictions still apply to NRIs/OCIs. Gurudev can help NRI/OCI buyers by providing all project documents and basic information so they can consult a FEMA‑qualified lawyer and explore compliant ownership structures before proceeding.

12. What are the total costs besides the plot price?

Typical additional costs: stamp duty and registration fees (Karnataka rates), legal fees, survey/boundary marking, electricity/water connection charges, construction costs (farmhouse, fencing, borewell), and optional managed‑farming/maintenance charges. We will provide a clear cost breakup.

13. How do I verify that your title is clear?

You can review the parent title deed chain and sale deeds, check the latest EC at the Tumkur Sub‑Registrar or via Kaveri online, verify RTC/Pahani and mutation via Bhoomi or at the taluk office, and engage your own lawyer for an independent title search.

14. Is the layout approved by any authority?

The internal farm‑plot layout is planned within the parent agricultural land, respecting revenue survey numbers and local norms. For agricultural farm‑plot schemes in the Tumkur local planning area, specific residential layout approvals may not always be mandatory, but non‑agricultural use or large‑scale development may require permissions under the Karnataka Town & Country Planning Act and TUDA regulations. Building plans must be sanctioned by the Gram Panchayat/TUDA or relevant authority.

15. What if there are disputes or encroachments in the future?

We start with clear, documented boundaries and recorded possession. Common fencing and controlled access reduce encroachment risk. Your sale deed and revenue records strengthen your legal position. Our on‑ground team monitors the estate and addresses issues early. In case of dispute, you have full ownership documents to pursue legal remedies.

16. Can I visit the site before booking?

Yes, site visits are encouraged. You can walk the exact plot, check access roads and highway connectivity, and discuss your farmhouse/farming plan with our team. Visits can be scheduled on weekdays and weekends by appointment; pickup from Bengaluru or Tumkur can be arranged on request.

17. Do you provide design help for the farmhouse?

We can connect you with architects and builders experienced in farmhouses and rural construction in the Tumkur–Bengaluru belt. We can share basic guidelines on permissible built‑up area and setbacks, suggest climate‑appropriate designs, and introduce contractors familiar with local materials and labour. All designs must comply with local bylaws and farmhouse norms.

18. How long does the entire buying process take?

Typical timeline: document review and legal checks (1–3 weeks), plot selection and booking (1–3 days), sale agreement drafting (1–2 weeks), registration at Tumkur Sub‑Registrar (1–3 days once documents are ready). Many buyers complete the process within 3–6 weeks, depending on lawyer pace and document readiness.

19. Can I take a loan to buy this farm plot?

Agricultural land loans are available from some banks/NBFCs in Karnataka, subject to your profile, land classification, intended use and the bank’s policies. We can provide typical documents, but loan approval is at the lender’s discretion. Speak to your banker early in the process.
